No Hot Water for 8 days now

I couldn't write this review unless i clicked at least 1 star. Because they don't deserve any stars.

What a joke! Their Maintenance department is SO unorganized with horrible service. We have been without hot water for 8 days now. I've placed over 6 Maintenance requests and 1 formal complaint and spoken to 4 different reps.

Each time I get a different excuse. No one reads the notes that the last rep leaves in the system. Do you think anyone called to check on my complaint...of course NOT!

Good thing my lease is expiring soon. It's now a Friday, and I'll be contacting the corporate office the first chance I get on Monday!!

I had gone from November 6 to December 11 (I have documentation proving this) this year trying to get someone out to fix my septic because the tubs and toilets were backing up and raw sewage was dumping into my walkway and down my driveway (yes there was actual *** and wads of wet toilet paper pieces rolling down my front driveway) and also from December 10th when I requested someone come out and fix my water filtration system because it completely stopped working and Im on stinky brown well water. It took weeks to finally get it replaced and after speaking with the water company I found out all Progress homes (BESIDES MINE) got their systems replaced over a year ago!

Not to mention I asked someone to come fix my dishwasher which needed replacing and promptly got a new dishwasher delivered to my front door where it would still be sitting had I not found a friend good enough to bring it in and install it for me (130lb single mom).

I asked for rent reduction since I was unable to properly use my home for over a month with multiple emergency requests and no one will get back to me on it because they want to charge me a late fee instead of reducing my rent. Unbelievably disappointed right now

Had enough of NO Customer Service

If we could give this business negative 100 stars, we would. Like other reviewers, we are not even sure where to begin telling our tale.

BUT, if you want to get the jist of it without reading the full review, RUN----don't walk---away from this company. They care NOTHING about you, your health and safety in your rental home, or your belongings. They will let you live in unsanitary, unhealthy conditions that adversely affect your life. AND, this is a problem across the board----read the reviews, folks.

They aren't lying!

Let's talk about our house flooding THREE times! Yes, THREE! The first time was in May and it damaged sheetrock, bedroom furniture, the flooring. It took someone FOUR days to come out...TEN hours later than when they said they would arrive.

The water was cut off for two days, and then they came and tore the floor and left it like that for a month. It was a SAFETY HAZARD. There was hole in the floor!!!

The second time it flooded was the end of June. It flooded the bathroom, the master bedroom, the back patio, the hall, and the other hall area where the guest bathroom is.

Again, so much was ruined. Same exact thing happened. The new floor that they put down was completely ruined because they did not put tile down and instead put down an unmatching wood floor. UGH.

This flood was SO BAD that we had to leave the house and stay somewhere else with NO reimbursement. They sent the same "genius in flip flops" who was completely rude, never talked to anyone in the home, but did manage to spend his whole time on the phone talking to some chick about getting her hair done. Is this a new standard of professionalism? I mean, come on!

The floor was again ruined and our washer and dryer rusted because of the standing water. Do these people care?

Yup, you guessed it! It flooded about a week and a half ago. After relentlessly calling with no response (to ask them not to send the same idiot out), two days later another guy came out.

It was his recommendation that all of the pipes have to be redone in the house. He said that this was the THIRD house that day he had seen with the same issues. HOWEVER, Progress denied the proposal, and said that they will come fix the same pipe again. But, get this folks, we are now living in a house with black mold and , yup, those friendly little pests of the South, TERMITES!!!

YAY! As of a week and a half ago, there is STILL no water. Nothing has been fixed, no one will answer our calls or return a call to the RIGHT PERSON, even after customer service put in the notes WHO needed to be contacted. They say they will call back in four hours.

I wouldn't recommend holding my breath.

This is UNHEALTHY and UNSANITARY.

This is called FRAUD. We will be addressing it through other channels if this so-called company doesn't decide to step up and take care of business as they SHOULD.

SO, folks, what have we learned?

-Progress doesn't give a crap about their tenants.

-Even though they rent out premium properties, they basically are forcing their tenants to live in sub-par conditions.

-They won't call you back.

-SOME of their vendors (plumbers, etc.) are idiots...and unprofessional as well.

-They don't care if you live in unsanitary conditions as long as you pay your rent on time.

-This a reoccurring problem with MANY of their properties.

-You should take my advice: RUN, FOREST, RUN!

DO NOT RENT FROM PROGRESS!!!

We moved into our home on October 2, 2023. We noticed quite a few things that needed to be fixed.

We let Progress know multiple times but never received any response or resolution. After the first month, my husband and I refused to pay rent for the first month until things were fixed. After noticing that, we received several calls and finally got a technician to come out and look at the issues. Since we finally had some movement, we paid rent for that month.

When the technician arrived, we were informed that they didn't have the tools/supplies needed to fix the issues. They were going to order the parts and would give us a call when they received them.

As of right now, we don't have a dishwater that works, crown molding in the kitchen cabinets is falling off, refrigerator does not have any drawers and only has shelves even though it is supposed to have drawers. We've had 2 technicians come out and tell us they don't have the skills or the tools needed to fix things and that they will be back when they have to tools or send someone who can fix it. (We literally had someone tell us they don't know how to fix it so they were going to go get someone who MIGHT know how).

No one ever comes back. During calls to their customer support, we've had 3 people tell us that their customer service has gone out the window and that every call they get is regarding something that needs to be fix and how Progress has yet to fix it.

They don't care! My husband and I have made over 50 phone calls and spent over 5 hours on the phone with them and things are still not fixed 4 months later.

Company fixed the issue and I have been provided with apology. Progress reviewed my case and issued a full refund.

Awful experience, read on. Right from square one you could tell Progress was a mess with poor internal communication, and you felt you were dealing with a huge uncaring money making machine that built into the lease many opportunities to rip you off.

You will find that out at the end if you rent from Progress, don't expect to get much or any of your deposit back. We moved into a house that wasn't really clean, with a clogged dryer vent (took them a while to get that fixed) pouring lint onto the floor, a broken AC (that they could never make cool the home properly). An improperly installed shower and seat caused water to build up by the master bath window, which eventually shattered from the weight of the wet cantilever below it pulling downward (construction defect). Despite our best efforts, they demanded WE pay for the repair.

Interior and exterior paint were done really poorly without prep & primer, so paint would flake off the exterior & any interior door you touched. They painted a vinyl window, and of course the paint flaked off (duh).
They detached sprinkler lines before renting the house (to save maintenance work I'm sure), so the non-native plans (despite our best efforts to water them) were in sorry shape at the end.
Upon leaving, we left a receipt for professional cleaning, and the house was left spotless. They shifted inspection days around and changed again at the last minute so I was not able to attend (HUGE regret on my part). They then lied, said no receipt was left, that the house was dirty, that there was interior & exterior paint damage (only where their lousy paint job flaked!).

The house was left clean and ready to rent, but they still kept $1,650 out of our $2,100 deposit.

From what I've found, this is just the way they operate, and they are betting the amount of money they take from you is too small for you to retain an attorney. Beware!

Scam and fraud

RUN this place is 1000% a scam!!! Do NOT waste your time or money!!

They will charge you rent for days that you did not live there and will give you a run around to have your account credited.

They will charge you for not having renters insurance even though you received confirmation they approved your insurance and the response you will receive is our departments do not communicate! They will say you owe amount and you will call and call to confirm and they will tell you that is your account balance THEN will email you 17 days later to tell you THEY made a mistake and charge you a late fee!

Signed the lease and did NOT get water turned on for 3 days!! DO NOT not ignore the reviews like we did you Will regret it!!

1st, I thought they were okay. I rented a property for a year and decided to do a home to home transfer.

They in return sent a letter of statement of fees and charges in order to release my security deposit. I paid the balanced and then waited the 30 days with no security deposit. I come to find out that they used to security deposit as a charge which is against Florida statutes. All renters are required to recieve their security deposit.

2nd, the current property I'm renting till the 30th, they completely disregarded the maintainance agreement in the lease.

Also have no regards to following the Florida statutes in which they breached the contract agreement. Then think they have the nerve to ask for more money which Florida statute Chapter 83, Section 201 clearly states it's against the law to do so.

They are thieves and they don't care how many laws they break.

This an an email I sent to the people in charge. Still no response a few days later.

We applied, paid the application fees and other fees and for some reason our application was declined due to technical errors. The liaison said we would just unfortunately have to reapply and pay more fees but that they would be reimbursed. I asked which fees (as we also paid $250 to "hold the house")
Hello, so my husband and I applied for a home to rent. Paid all the fees and uploaded all the proper documents.

I easily went through Payscore and did all the requirements, my husband had issues with it and contacted them for help which they resolved the issues and he was able to put in his information. A few days later we get notification that our application has been canceled basically due to errors. Now we are being told that we will have to REpay all the fees and reapply.

I am not sure why that is when we have already paid and the issues weren't on our end. I hope there is something that you can do to help this issue so we can hopefully move into the house we loved.

Progress Residential still have not got back to me or tried to resolve any of the issues we've had. They have always been, and continue to be, hopeless crooks.

Do not rent through this company! The customer service is non existent. No support for help or repairs. We've been without a microwave for a month now, not to mention so many other things we've tried to get help with or have fixed. They don't care about their tenants and they don't help. Avoid them at all costs.

Our pool has been unusable all year - 9 months of complaints and over a half dozen different companies coming out to do nothing beyond toss in a handful of chlorine pellets and take a picture. Progress Residential responses range from "the pool company said they serviced it" (obviously whoever replied can't open video or photo attachments to see that the pool company didn't), or "you need to contact the pool department" (which you can't reach, when they exist, which isn't all the time), or basically silence (because why respond?).

Did I mention that we are prohibited by the lease from contacting the pool service company directly?

The lease specifically prohibits tenants from doing anything beyond adding water and skimming the surface for leaves and such. And running the pump - when it is working.

I figure they don't want to upset whatever science experiment they have going in the concrete and tile sludge pit we're forced to look at in the backyard.

Now we are being informed that the pool fee will be going up to cover rising costs. I guess doing nothing is more expensive that you would think.

In the future we'll make certain that any lease with amenities such as a pool specify that they are usable amenities.Avoid this company

Company not responding

I moved into one of the companies rental properties

on July 3,2023. I immediately had issues with the

HVAC due to the home "smart home" I complained at

least a dozen of times for them to send out a service

tech to tell me there is nothing they can do that it

was a smart home issue.

I continued to make

complaints and coming home to at least an 85

home with my husky in the home as well. I paid my

Aug rent and moved out Aug 4th and contacted

Progress Residential

to let them know I vacated the home and for

them to let me know what I needed to do to settle

my account and cancel the lease. My lease says two

months rent but I have yet to get an answer. Since

moving out a tree has fallen on the home and they

are still putting the work orders in my name.

I

contacted an attorney that has sent them a certified

letter letting them know they are in violation of the

lease agreement. I DO NOT RECOMMEND USING THIS COMPANY.

PLEASE! I REPEATPLEASE DONT LEASE A PROPERTY FROM PROGRESS RESIDENTIAL.

They are glorified slum lords. They charge for everything, and I mean everything. The heat went out on the coldest day of the year, and they stated that it was not a priority, and my family and I went days without heat. So many maintenance issues went on, and they just didn't care to fix them properly.

Also, at the end of my lease. I hired a cleaning company to professionally clean the residence. The property was left in immaculate condition. Just normal wear and tear of living in a home.

They are now charging me for paint. Paint that they have housed in the garage for over a year. They expect me to renovate the property for the next tenants. Totally unprofessional and insane.

If you are thinking about leasing from this business.

DON'T! In the end, you will end up regretting it and paying a lot more than you think.

Payment issues

Hello yes Im upset because a few months back I pd rent online April 1 I believe. I guess I had forgotten I set auto pay.

So it took out another 1692.00 out of my acct. I cant afford to give another payment for same month. I tried calling Progress many times w no success. I called my bank because I needed the extra to pay my bills.

Anyway I told the bank its not fraud just a mistake. So I guess the system sent it back unpaid. So no Im penalized even though I already pd Aprils rent. I cannot pay online.

Im disabled have to get money orders & pay extra to send to AZ. Truly unfair. Nobody will help me. I can underdtand if it is for the original payment but it was on an extra mistake payment.

I have always pd om time. Also customer service is awful!! No one answers EVER!!! Maintenance not great either.

I have severe asthma. Ac wasnt working. Put it in as an emergency. Finally after a week they call.

Too late!! What a joke!!

Pathetic company. Avoid them!!

I'm a neighbor to one of their properties they don't care about the community they are in they neglect their properties and do not care if a neighbor requests them to take actuon
